HOW TO RENOVATE A FLAT TO RENT?

Renovating a flat to rent out requires taking into account that you will know who will occupy it initially but you will not know who will reside there for the duration of the contract. To do this, it is necessary to use materials and finishes that are aesthetically pleasing, but at the same time resistant and functional.

The keys to renovating a flat are basically to invest in the kitchen, bathrooms and living-dining room. These three rooms are where we spend most of our time at home.

Kitchen cabinets should be made of materials with a certain surface hardness and easy cleaning, avoiding the placement of handles so that the surfaces do not have obstacles that make cleaning difficult.

The kitchen counter must be made of natural stone, such as national granite, or an artificial stone that can withstand the heat when very hot cooking utensils are placed on it. The appliances must be basic and can be easily replaced.

Bathrooms should be tiled (with few joints), sanitary ware should be made of porcelain, and bathroom furniture should have a useful and beautiful post-formed finish. It is advisable to install a shower tray instead of a bathtub, and this should be relatively easy to change. Resin shower trays are a good option, and they should always have a large, easy-to-clean drain.

Flooring must be resistant to impact, wear and tear and also easy to clean. The market offers endless possibilities that combine aesthetics and functionality. For example, synthetic laminate parquet, finished in wood colour, looks fabulous once laid. Another possibility is to install medium-sized ceramic tiles (60x60 cm or similar) to avoid as many joints as possible between the pieces.

Wall and ceiling paints must be washable with water.

Renovating a flat is a safe investment because it can increase the value of the flat by 25-30%. Making the renovation profitable is very simple because the investment you make will last about 15-20 years, with good maintenance.

If the rental contract is for 5 years, you still have 10 to 15 years to be able to make the property profitable.

The demand for flats in Barcelona is very high, and with a smart renovation, the renovation can be profitable quickly. Renovating is undoubtedly a good investment option.
