The change of use: Renovations of premises to make a home?

HOW MUCH DOES IT COST TO RENOVATE A PREMISES TO MAKE A HOUSE?

A change of use is a project where what was previously a premises is converted into a home. As we all know, the purchase price of a commercial premises, unless it is in “prime” areas, is usually cheaper than that of a home. It is for this reason that renovations are being sought to see if they can be converted into homes.

We must be careful with the rush that commercial agents get into to close quick operations with the bait that “this commercial premises can be converted into a home.” Before buying the premises and carrying out the renovation, it would be necessary to make a consultation with the Town Hall to find out if it is possible. There is a “quick” way to make a first calculation to know: obtain cadastral information of the property where the premises that may interest us is located (www1.sedecatastro.gob.es), see the total constructed area of the building in m2 and divide by 80 . If the information in the cadastre shows 10 homes, and when we do the calculation we get more than 10, there is a good chance that they will let us build a home in that location. In any case, it is essential to consult the City Council of the municipality where the property is located.
